Exclusions.

Our Fixed Price Fees* have some exclusions, for example, site measurements, detailed meeting notes, and intensive email correspondence or 3D visualisations are often excluded from base architectural fees because they are variable, time-intensive administrative tasks rather than core design deliverables.

    • Recording precise measurements of walls, floors, ceiling heights, and structural boundaries.

    • Assessing the condition of the property, including plumbing, electrical, and structural integrity.

    • Creating an up-to-date, accurate set of plans of the existing home before designing new additions.

    Our office hourly rate is $175.00 per hour (incl. gst) and a minimum of up to 3 hours is recommended.

  • We are happy to co-ordinate site visits to stone, tile and fitment suppliers and be reimbursed for this time at our office hourly rate.

    A digital + physical sample/tile/FF+E board will be created by us for you.

    Our office hourly rate will be charged including time spent driving to suppliers.

  • Any work or services outside of our Client Architect Agreement will be charged at our office hourly of $175.00 per hour (pro-rata)

    For example:

    • Co-ordination of any consultants + their services.

    • Any additional meetings outside of the the two (2) standard client meetings.

    • Town Planning - application, drawings, and other submission items if planning is required for the project.

    • Follow up Planning Submissions (required post-application, pre-VCAT) including amendments to drawings.

    • Preparation Building Permit Dispensation from Council (Council Consent & Report) in lieu of no Planning Permit.

    • Preparation of any protection work permits

    • Preparation of Asset protection permits

    • Additional 3D imagery showing material selections and colours

Our Process

Phone Discussion

We spend time on the phone discussing your potential project to get a clearer understanding of what you require.

This call can lead to an on-site consultation where we begin the process of solving your design problems (See Getting Started)

Deposit for our Services

We will issue a Deposit Invoice that will total 50% of the Fixed Price (incl gst) that will be required before we can begin the drawings set.

The Final 50% will be paid at the completion of the Tailored Design process.

Site Meeting Initial Consultation

We will visit site for a first-hand look at the existing spaces, make some verbal recommendations to you and inform you of the next steps.

We see, understand and sketch potential ideas and nut out a interim budget/cost for you. You are able to keep those sketches OR we can ‘tidy’ them up and email you our recommendations for a small fee.

We get you to sign a The Master Plan Session Client & Architect Agreement

This Client & Architect Agreement is valid for two weeks from the date of issue. agreement

Decide on the Tailored Advice required

If we are engaged to provide architecture + interior design service's we will prepare a Client Architect Agreement that will set both ours and your responsibilities as client/architect. It is signed by all parties and kept on file. This is where we agree to a fee to be paid by you, our client. We also will inform you of any potential additional costs before signing this agreement

Sign a Client Architect Agreement

Once we established + agreed on a Preliminary Budget, using past projects and feedback from building professionals that we have worked with previously we can begin our services that will include a return to your site and a site measure-up, and the preparation of an existing drawing site at our confirmed + capped hourly rate.
